HVAC Preventive Maintenance:
Just like a vehicle needs preventive maintenance, HVAC systems need a regular maintenance schedule. A professionally well-maintained air conditioning system will use 15% to 40% less energy than a neglected one.  Having maintenance performed on your air conditioning and heating systems now, can help you avoid costly repairs in the future. Air Conditioning and Heating preventive maintenance also pays for itself by making the unit more efficient, safe, and reliable. Often, a HVAC technician can spot a ten dollar part that needs replacing now, where if it is let go and not replaced, can cost you hundreds of dollars more in the future.  Basic maintenance on condensers and air handling units will save you money in the long run.

Here are some basic preventative maintenance items you can do yourself:
  • Always change your filter on a regular basis
  • Make sure all your supply vents are open and unobstructed
  • Keep area clear around indoor unit, especially the return grill.
  • Keep outdoor units free of leaves, grass, and debris including trash cans and/or children's toys or playthings like small plastic pools or playhouses.
  • Additionally, your service technician will appreciate you not planting hedges and bushes near the outside unit
  •  Have the system serviced every six months with a preventative maintenance contract.

Sometimes, just maintaining the cooling system is not enough. You may need to replace the air conditioning system with newer equipment. Air conditioner replacement makes sense if:

  • The air conditioner is over 10 years old. 
  • The air conditioner efficiency (SEER or EER) is below 10.
  • Repairs or modifications of an existing unit will cost more than half as much as a replacement.
  • The unit does not operate properly and can't be fixed.
  • You've sealed your home's walls, floor, ceiling and ducts, installed storm windows, and performed cooling system maintenance, but still can't keep your home cool.

What is all the Fuss about Humidistats? 
Relatively Speaking ...
Relative humidity (RH) is the percent of moisture actually in the air compared to the maximum amount of moisture the air can hold at that temperature. Cold air can hold less moisture than warm air. At 70ºF, air can hold as much as 12 times the amount of moisture as 10ºF air. That's why it's usually more humid in the hot summer months.
What It Is
Your heating, ventilation, and air conditioning (HVAC) system can do more than heat and cool your home. It can also keep the humidity at a comfortable level in winter and summer. It's a delicate balance: if it's too low, you'll feel the effects of colds, respiratory infections, and asthma more, and some of the furnishings in your home will literally dry out. If it's too high, you'll be uncomfortable and mold and mildew will flourish. They love moisture. 
Humidistats, in the home, are frequently part of an air conditioning or central heating system and are usually found near the wall-mounted thermostat.
How It Works (General Terms)
When used in conjunction with an air-conditioning system, a Humidistat will "cycle" the air conditioner on and off in response to internal humidity level instead of responding to internal temperature levels. If the Humidistat is set for 70%, when the relative indoor humidity reaches 70 percent or above, the air conditioner will "cycle" on, even if the thermostat setting does not call for cooling.
 
The installation of a Humidistat will reduce the chances of mold and mildew, and allow for a  more economical and comfortable 
environment
